Tips for Showing Your Home

MAKE IT LIGHT & BRIGHT
Make lighting in your home the 'welcome sign' for homebuying prospects. Please turn on all the lamps, exterior & interior lights including accent & picture lighting. Open all your blinds too…let the light in!

AVOIDING THE CROWDS
In the summer…set the thermostat to that ‘magic number’…but not too cold…and turn on the paddle fans if you have them. Studies have shown that Buyers won’t buy if they are too hot or cold. So make your home comfortable…so the Buyer will walk away with a positive impression.

Shhhhhhhhhhhhhhh
When your home is being shown…have all the TV's turned off and please…no music either! Let the agent and your prospective Buyers talk calmly without having to yell over any noise.

HAVING PETS AROUND THE HOUSE…
Is wonderful…except when showing your home. Can Spot and Fluffy go for a drive or walk too? If you have a kitty…best to ‘scoop the poop’ before leaving too…just in case

THIS IS NOT A SOCIAL CALL
If you are present…be courteous and friendly…but don't force conversations with the potential Buyers. They are there to inspect your home…not to be social. Let the agent show your home and do all the talking. And please please please…don’t discuss price with them…it usually ends
badly for the Seller. It is really best if you are not home…so the buyer will feel ‘at home’.

NOR IS IT A GARAGE SALE
Don’t try to sell potential Buyers any of the furnishings that you don’t want to take with you. They haven't even bought your home yet…so it could jeopardize the sale.

TRUST DONNA (OR THE OTHER AGENT) TO DO IT RIGHT
Let me negotiate with the Buyer’s agent about price…terms…items staying…closing date…etc. I have the knowledge and experience necessary to get you the best deal possible.
